Prellis’ Standard Residential Management Services includes the following support to owners for leasing and ongoing management:

  • Comprehensive rent survey provided owner to assess the best market rent for the property
  • Full preparation of the property for rent, including necessary repair and maintenance work with property signage
  • Extensive and strategic online advertising on every major real estate rental site including full MLS exposure to maximize exposure and showing of available vacancies to qualified tenants
  • Comprehensive tenant application and selection process with triple check credit, background and reference review and screening with property owner’s final approval
  • Our extensive move-in and move-out inspection process includes detailed photos and reports to better protect our property owner’s investment
  • Collection and processing of all tenant’s charges, including deposits, rent, fees and any other receivables billed to tenant
    • Online payment processing available for all tenant’s charges with e-check or credit card
  • Payment and processing of property payables
  • We handle all legal postings including 24 hour notice of entry and 3-day correct/payment notices
  • Monthly Reconciling of owner’s property accounts
  • Processing of all Maintenance Requests and Arranging of Special Projects
    • Scheduling licensed and insured vendors and reviewing vendor work
    • Obtain up to 3 bids for major projects with preferred vendor pricing to our owners
    • Routine maintenance issues addressed, including leaking roof, plumbing issues and ongoing landscape issues
  • Ongoing enforcement of rental agreements and property Rules and Regulations
  • 24 Hour emergency hotline for all tenants to report maintenance and emergency issues
  • Annual and semi-annual property inspections with reports for owners
  • Account managers that answer and return homeowner calls within 24 hours
