Management,
we will make every effort to qualify you for the property you select,
or to pre-qualify you for a property you select in the future. There
are certain guidelines we follow, and the steps to selecting your new
rental home are as follows:

Select a property and note the address.
We then request you do a drive by viewing of the property. You
may then stop by our office or call to arrange an interior
viewing of the property. |

Review our general rental requirements
below, and complete our rental application online. Please note
our nonrefundable application fee is $20.00 per individual and
$35.00 for married couples. |

Once we have approved your application,
you will be requested to sign a rental agreement and pay
required deposits and non-refundable fees. Keys will then be
issued and you may move into your new rental home!! Please note
you will generally be required to take possession within 48
hours from our approval of your application. |
Please note applications are
processed on a "first come/first serve" basis. We do not accept
backup applications. Only one application is accepted at a time on
each property.
Rental Guidelines
We require the following in
processing rental applications:*
1.
Application: All adults anticipated to live in
the property must fill out an application and be approved. We do
limit the number of occupants in a unit, depending upon a variety of
factors, such as number of bedrooms, size of the unit, size of the
septic (if applicable) etc.
2.
Employment Verification: We must be able to
verify monthly income of at least three times the anticipated monthly
rent.
3.
Rental History: You must have good references
from your current and/or previous landlords, preferably for at least
three years. Relatives and friends are generally not considered
landlord references.
4.
Credit History: You must have good credit
history. We obtain a credit report on all applicants and
co-signers. Please call to discuss your circumstances if you have
what you think is questionable credit. Remember, we are here to help
you qualify!
5.
Pets: If pets are allowed, a nonrefundable pet
deposit will be required. The pet deposit is variable depending upon
the property.
6. The information
you provide must be accurate, and we must be able to verify the
information.
